Lead Maintenance Tech, Hilton Head SC

JOB DESCRIPTION SUMMARY

This position is to provide site supervision to staff on a day-to-day basis.  Monitor and inspect quality of work and completion of work.  Assign tasks.  In addition, the will be an individual contributor and conduct maintenance repairs and respond to service calls as needed all in support of the property management responsibilities to owners and guests.

 

DUTIES AND RESPONSIBILITIES

 

  • Perform preventative maintenance checks on all equipment including commercial.  Report any equipment malfunctions and proceed with repair with minimal or no supervision.
  • Maintain and repair all equipment, residential and commercial, including mechanical, electrical, plumbing and air-conditioning, where license is not required.
  • Occasional exposure to unpleasant working conditions is possible.
  • Oversee the care and storage of all equipment and tools.  Immediately remedy any unsafe conditions.
  • Perform a variety of daily labor tasks as needed, including moving heavy objects.
  • Answer emergency maintenance calls as necessary when on stand- by.
  • Perform janitorial tasks as required.
  • Maintain accurate records on tasks performed by maintenance personnel.
  • Maintain equipment in such a manner that the safety of employees, guest and the general public is guarded.
  • Report any and all unsafe conditions immediately to management.
  • Monitor and report on staff’s daily roll call and attire.
  • (12) Assist Director in the following areas:
  • Quality control.
  • Follow-up on work orders.
  • Monitoring projects.
  • Daily supervision of staff (Porters and Maintenance).
  • On- going training of labor staff.
  • Staff completion and accuracy of paper flow. Maintain reports of inspections and repairs.
  • Enforcement of rules, regulations, policies and procedures and/or reporting of any violations of staff and guests.
  • Perform any other duties as requested in order to maintain the smooth operation of Facilities Management Department in area of responsibility.

 

KNOWLEDGE, SKILLS AND ABILITIES REQUIRED

  • Ability to read and write English.
  • Valid Driver’s License.
  • Ability to understand written and verbal instructions and carry them out without direct supervision.  Ability to give written and verbal instructions.
  • Good communication skills for interaction with staff, guests and the public, using tact and poise.
  • Ability to perform moderate physical activity and move or lift heavy objects as necessary.
  • Ability to work a reasonable amount of overtime, when needed, particularly in emergency situations.
  • Must be able to respond for work within twenty (20) minutes when “on call”.
  • 1-2 years in a leadership role or demonstrates ability.
  • 3-5 years’ experience both general and technical knowledge in more than one of the following areas:
  • Electrical, General Maintenance, Plumbing, HVAC, Appliance Repair, General Carpentry.
