IMPORTANT RESERVATION NOTICE FOR HILTON HEAD FLOAT OWNERS

Due to the high demand for Owner Only Use Period reservations in Hilton Head, Association Fee prepayment will be required to reserve.

COMPANIES EMPLOYING PROMISES OF “EXITING YOUR TIMESHARE” IN ORDER TO COLLECT MONEY FROM TIMESHARE OWNERS

In recent years a business model has emerged whereby Timeshare owners are targeted with promises of being able to cancel their contract and relieve themselves of paying annual association/maintenance fees. These businesses have become prolific in current markets.

Many of these “Exit Companies” present owners with misleading information, often using scare tactics and false advertising, in order to convince unsuspecting owners to sign up for services that require large upfront fees. Often these fees are exorbitant (e.g. thousands of dollars); often they are unable to deliver what was promised and ultimately those funds are wasted.

We strongly encourage our owners/members to avoid such businesses. Among the red flags of Exit and Resale scams for timeshare owners to be aware of are:

  • A company requests an upfront fee, or the wire transfer of money for a “service,” “tax” or other “requirement” for the sale or transfer to be completed;
  • A company promises to modify, cancel or transfer an owner’s timeshare for a large upfront fee;
  • A company advises you to STOP all communications with the Resort while they work on cancelling your contract
  • A company advises you to stop making payments toward any Resort account(s)
  • Calls or emails claiming to have an “interested buyer” for a timeshare;
  • Caller claiming to be a representative of ARDA or ARDA-ROC.
    • Fact: ARDA and ARDA-ROC only respond to inquiries from owners after an inbound request – there are absolutely no unsolicited calls, emails or communications;
  • If an offer sounds too good to be true, it likely is.

RE-SELL SCAMS

There have been several publications / articles detailing recent timeshare re-selling scams. Here are tips on how to protect yourself if you ever consider selling.

If you own a deeded Spinnaker week please be aware that your deeded property is public knowledge and therefore is available to re-sale scammers. Do not be preyed upon by these fraudulent business fronts.

Investigators and experts say there are simple ways to verify that the person buying your timeshare is legitimate:

  • Check him or her out: You can check with the American Resort Development Association, with your resort or the Better Business Bureau. If the people you’re dealing with are legitimate, they shouldn’t mind if you check.
  • Beware of cold calls and high-pressure selling: If you have to decide right away, experts say your answer should be “no.”
  • Know the value of your property: According to ARDA, it is rare for a timeshare to appreciate in value. If the offer seems too good to be true, it probably is.
  • Watch for conflicting statements: It is common for cold-callers to say that an offer has no fees, and then change their tune when you are hooked, according to the state’s Division of Consumer Services.

Don’t give your credit-card number out over the phone: If possible, meet the resale agent in person. Carefully review any documents and take your time.
